Fix what's underneath, and the deal, the turnaround, the outcome all get easier.
That's the read that turned a bankrupt county government solvent. It's the same read behind $1B in deals other people walked away from. Two different worlds. One method.
Then he saw the same problem in a third place — and this time, a deal structure or a policy fix wouldn't touch it. Most adults have spent years building a career, a title, a role — without ever being asked who they actually are underneath it. That's not a business problem or a government problem. It's a self-knowledge problem. And it doesn't get solved by better advice or another framework layered on top. It gets solved at the root, the same way everything else on this list did.
That's why the Academy isn't another initiative. It's a solution.
Everything before it — the deals, the turnaround, two decades of finding what's actually broken underneath what looks broken — was the method being proven. The Academy is that method, built to develop self-awareness in people instead of solvency in properties or governments. It exists because James kept finding the same root problem everywhere he looked, and finally built the one thing designed to solve it directly, at the source, instead of managing the symptoms downstream.
He'll tell you the real estate is what he's done. The Academy is closer to who he is.
