James Prendamano is a builder — of real estate, of civic institutions, and, increasingly, of the tools that help people know themselves.
Over more than two decades in commercial real estate, he has led more than $1 billion in transactional real estate and over one million square feet of leasing across residential, commercial, and mixed-use assets, as founder and CEO of PreReal Investments and PreReal, Prendamano Real Estate. His career bridges high-density development in New York City with rural revitalization in the American Southwest.
In New York, he became known for guiding projects like Staten Island Urby and South Shore Commons, navigating complex land-use regulations and uniting public and private interests to deliver enduring value. His leadership earned appointments from multiple NYC mayors to the Industrial Development Agency and Build NYC Resource Corp. Audit Committees, alongside recognition among the Top 100 Leaders in Real Estate and multiple CoStar Power Broker awards.
Through PreReal Investments, he expanded into Sierra County, New Mexico, committing more than $55 million in equity to redevelop assets that drive regional growth — anchored by Turtleback Mountain Golf & Resort, reviving the former Sierra del Rio Golf Course into a hub of recreation, wellness, and economic renewal, and selected to host the New Mexico Open (2025–2027).
But ask James and he'll tell you: real estate is what he's done. It's not who he is.
Two decades of deals taught him that the broken deal is never really the problem — it's a symptom of something underneath, whether that's how an owner thinks about risk or how a county thinks about accountability. That same read is what led him to found Prendamano Academy, a free program teaching self-awareness for the AI era — not a real estate course, not a homebuyer's guide, but a framework for knowing who you are before the world hands you a title, a five-year plan, or someone else's definition of success. As automation absorbs more of what used to make a career valuable, James believes that gap only gets more expensive — and self-awareness is the one advantage a machine can't replicate.
He hosts The Real Problem with James Prendamano, exploring the moral and systemic roots of American dysfunction alongside the deeper work of self-knowledge, purpose, and inner alignment in an era being reshaped by AI.
A civic-minded entrepreneur and reform advocate, Prendamano believes the real work was never just building properties — it's building the kind of self-knowledge that makes everything else, from a deal to a democracy, actually hold together.
